| Sale-Leasebacks |
|
For corporations that own their own real estate, we arrange sale-leaseback financing as an alternative to mortgage financing. This includes working with the company to arrive at a valuation of its real estate and identifying an investor to purchase the property and lease it back to the company on mutually acceptable terms.
The benefits of a sale-leaseback to a company's balance sheet can be significant. These include;
- Unlocking cash that is tied up in real estate which can be deployed elsewhere for growth, R&D, expansion, & acquisitions.
- Maintaining operational control of the property while not owning it.
- Eliminating existing long term mortgage debt, thus improving the balance sheet
- Access to more cash than through a mortgage (100% LTV vs. 60%-70%)
